February 2008 Good Buys & Offers

Please post homes you think are a good buy or any offers you know of that were accepted, especially to builders. It will help give others negotiating leverage when they are ready to buy. Even just letting people know what type of builder incentives they can expect would be helpful since its hard to tell if they give everyone the same incentives.

On a personal note, I have been seeing many more "reasonable" buys lately....but we try not to drag our Realtor out for a showing unless Mr. BT & I are willing to put in an offer. So I don't have a lot of intel on properties lately (just the occasional open house). Which means most of my assessments are based on the data I find online and some drive bys.

Pieces of data to include: Zip Code, MLS or Development Name, List Price, Incentives, Offer (if any), house details (sq ft, garage size, lots size etc).

Feel free to post info for homes anywhere in the Sacramento Metro area. Just cause I tend to confine my search to the Gold River, Folsom, El Dorado Hills, Cameron Park areas doesn't mean others have to.

Where are any good buys around here? I will not be looking until fundamentals are back in line.Right now you have a bunch of wannabe types trying to be a genius and pick a bottom.This thing took 5 years to build up and will take awhile to unfold.Relax and enjoy the good times.

Well a good buy is relative of course. But as of today, what is a good buy (probably will be better next month, next year, next decade for all we know).

How about this one:

Built in 04. Originally sold for $434,000.

Now listed at $250,000. Down $75,000 since 1/10/08 listing.

Actually has a decent size yard. HOA of $120 hurts though.

4188 Vega Loop, Shingle Springs. 8 years old REO, 3050 sq ft on 1.2 ac with pool. Gated community. Good location (if you like the foothills). Listed within the last 4 days, and went pending at $584k. Definitely prices headed in the right direction.

4291 N RIVER WAY, Sacramento/Arden, CA 95864
MLS 70127338 (really crappy definition on the pics, btw. The old listing pics, which I can still view in my "inactive" homes in Zip Realty, are much better.)

This house in the Arden area was on the market for about 4 or 5 months with an asking price of $639K. It went off MLS, and I assumed it had sold, since this is an upscale neighborhood.
It's back on the market for $492K.

This area is one that REIC bulls tout as being immune to large price drops, and that original asking price was not unusual for this area at all.

RE: North River - Lets not confuse a strong area with a home that is a piece of junk.... (its sold by the way) The bottom of the market for this little home is under $500K, it was just wishful thinking before. ($350-400K is tear down)

Its a fixer that looks like a former rental.

For a while there the new home builders were undercutting resale homes on price but noticed in the past 45 days a dramatic shift where I'm seeing resales undercutting new homes. Now the other shoe should be dropping and we'll see the builders undercut resales to try and steal sales in the Spring. Should be an intersting summer. Snoop is right....be patient and you'll be rewarded. Stocks and RE all going lower for 2008.
