May 2008 Good Buys & Offers

Please post homes you think are a good buy or any offers you know of that were accepted, especially to builders. It will help give others negotiating leverage when they are ready to buy. Even just letting people know what type of builder incentives they can expect would be helpful since its hard to tell if they give everyone the same incentives.

Pieces of data to include: Zip Code, MLS or Development Name, List Price, Incentives, Offer (if any), house details (sq ft, garage size, lots size etc).Feel free to post info for homes anywhere in the Sacramento Metro area.

Even though I tend to confine my search to the Gold River, Folsom, El Dorado Hills, Cameron Park areas doesn't mean others have to.

In an effort to talk myself out of a home here....I will post details, so hopefully they will all get taken before we are ready to pull the trigger.

The Laurel Oaks Pulte development off Bass Lake road in EDH (bordering Cameron Park), has really dropped their prices, and increased their options since we visited in October. Now you can get a new single story, for base price of 449k. Its a great layout, and I love the little cozy community with all the oak trees.

Of course there is a lot premium for all the ones we like. The mello roos is $250 a month but no HOA fee. They are priced much better than resale right now...and I can say that for most of the Blackstone Lennar homes as well.

October? is that when man first walked the Earth? Ancient history in this RE market!

Sometimes HOA dues are actually called "landscape and lighting district" raising your tax rate instead. Somebody has to pay for mowing and watering the lawns on the community dividers if they have them. In EDH, there may be several layers of them, one for the CSD, one for the subdivision...

If you are looking near Bass Lake road in EDH, have you considered homes in Bridlewood Canyon?

Nice gated neighborhood with built in lake, pool, tennis court, clubhouse, etc. Low HOA fees. Homes on large lot s, typically 1/3 acres.

Lived there few years ago and found the neighborhood to be very quiet and clean. Here is a couple homes from that neighborhood. That development is bit hidden so not too many people know about it but very nice find.

For those looking in Elk Grove, I found a new 1718 sf detached SFR for $259,990 with $10K upgrade incentive PLUS $10K lender incentive for closing costs. There is 3% down payment assistance for first time buyers. Only thing is, it wont be built until Oct. It's called Plaza Walk/William Lyon Homes off Big Horn across from the movie theater.

BT, you call $450K a deal? Wow, way too high. And if you look at the trends in Folsom/EDH, prices are falling faster than the Chinese stock market. Give it time, those will fall to below $400K soon enough. (And why would you pay for a lot premium? Builders should be paying you to even be looking at their homes in this economy.)

It caught my attention cause the price in 02 was 295k. Just an indication of how far homes have fallen.

no interior pics and the ad says it needs work, so who knows what the owners have done to it.

Maybe we are getting close to the bottom. I hope so, but will not be convinced until foreclosures start to slow down.
