Empty zip looks like McClellan - not too many SFRs for sale there, maybe a few bunkers.
If and when you buy... The zips with the really short numbers that got smaller, will likely show the most appreciation over the next 2-5 years, some appreciating even in 2006-2007. If appreciation is not important, the best deals and cheapest prices are likely in the big inventory zips.
