Great Buy - Large Custom home with Seasonal Creek

$158 a square foot for a custom home. We really loved the house, but it is not appropriate for young children (steep drop off from driveway). Divorce, so bank is working with them to make the short sale because they know it will be foreclosed on otherwise.

At $166/sf the house at 8716 Superb Circle in Elk Grove is the best buy on my list right now.
It's an intact atrium model Streng. For some bizarre reason, the current owners put up rails around the planters, which makes the main room look like a bank lobby, but it would be easy to take them down. From the pictures, the kitchen could use a little updating, but it has a brand new roof.
It's listed at $349,900. It recently came back on to MLS (70081748) after being listed prior at $350K (huge price reduction, huh?). It had been on the market for 92 days at that time, and had dropped from the original asking price of $365K.
Whoever is representing the seller now is doing a very aggressive marketing job from the sounds of their blurb on MLS, pointing out that it's 50k under comps for similar Strengs in the area.
I'd buy this house if I could afford it, which I won't be able to do unless it drops below 300K. Since it last sold in '93 for 150K and since it looks like the only updating it's gotten has been fresh paint and new carpets, I think 250K is a much more reasonable expectation.
On my drive by, the front yard was short and the homes on the street were a little close for my tastes.
The neighborhood is in old Elk Grove, and seems safe but is definitely an older and "worn" area. Not elegantly older, like Fair Oaks/Carmichael.

Having lived in both places, that is one of the best descriptions I've ever heard.

Might be too close to the freeway though. Should be able to get it for less than asking price.

Buying time: Just revisited your MLS listing 70063373 & they have it lilsted for 475K. So let's see a drop of $12,900 since August 7? Yikes!
