Finding Rentals

This does not by any means represent the hassle and inconvenience of renting through HomePointe. At one time I sent them a 26-pg fax of the written requests that had been ignored over my tenancy. They never responded to it.
1. They were totally unresponsive to my questions about my rental application (should have taken the hint). 2. The agent handed me a completed walkthrough and insisted I sign it before he would hand over the keys. When I disputed the accuracy, he said that my signature was only acknowledgement of receipt not agreement as to the conditions listed. 3. House was dirty when we moved in and there was existing damage. 4. There was termite-infested wood shelves in the garage. 5. There was furniture left by last tenant. 6. It was nearly impossible to get them to fix anything – even what was broken when we moved in. a. The ceiling light in the front hall began shorting out right after we moved in. I thought it was going to catch fire and told them so – several times. I finally replaced it myself. b. The tub faucet hot water tap would not shut off. The hot water ran continuously for two weeks before they sent anyone out. I have no idea what that cost me in energy. c. I slipped on the inch thick moss growing on the front brick walkway and nearly killed myself. No response to my calls. I had to power clean it myself. d. I had made it clear that the main reason we rented that house was for the yard because we have dogs. When the fence started falling over because of a storm, I had to “fix” it again and again and again (while 8 months pregnant) because the owner kept promising to but never did. e. I requested on several occasions to have the huge walnut tree trimmed because large branches would just fall out every once in a while (One was 20 feet long!) They never did. f. I replaced 15 sprinkler heads because the landscaper broke one off almost every time he came. g. I could go on and on. 7. I requested a walkthrough prior to moving out. They scheduled for the day before I was to return my keys. The agent walked out halfway through it and refused to list the items they intended to charge me for. 8. In the end they kept part of my deposit to vacuum the fireplace and replace the furnace filter.
Kind of makes me rethink my theory that a PM co. would be a better bet than a private landlord on getting my deposit back. I'm beginning to think that HP acts mostly to market the rental and to protect the landlord and be the "bad guy" if rent is late, etc. Other PMs I've worked with actually performed repairs or sent out workmen, but HP doesn't seem to do that. They just call the landlord. Kind of weird.
For what it is worth, when we moved to Sac, we looked at several houses listed by HP. We did find one that we were interested in and due to the really bad feeling we got while TRYING to do a rental app (notice I did not say actually doing it), we decided to keep on looking.
