A Look at the Trends in El Dorado Hills

This is the second half of last Tuesday's post (April 24, 2007). However instead of Folsom, it contains charts for El Dorado Hills.

The chart below has historical data EDH from two separate sources, DataQuick (via SacBee) and MelissaData. For more details on the problems with the data see the earlier post.

As with Folsom, the drop in sales in EDH is rather pronounced (fuchsia), but the $ seems to be holding on (dark blue). (MelissaData has average sales price and DataQuick is average price per sq foot.) The scale for sales is the same on both charts and all data includes a quarterly trend line to smooth out the noise.

Very nice analysis. It would be nice if you could post the Folsom charts in the same way that you posted these (as .gif links?) so they would be easier to read.

You need to be aware of a couple of things about EDH. To be perfectly truthful, if I weren't so damn lazy I'd move to another rental (I live in EDH) because ever since we moved in here, my boyfriend has had a nagging cough. He never had it before, and he doesn't smoke or have any lung conditions. We blamed pollen, and I still think mold could be contributing, but there is a nagging fear in the back of my mind that it might be the asbestos up here. The natural rock is asbestos, and all the construction and leaf blowers (and yes, we got one, too -- it would take forever to rake those things and we're not spring chickens) kick it up and make it worse. I love my yard up here, but it honestly does worry me.
Another thing about EDH is wind. Many of the newer homes have cracks in their walls from the constant buffeting by the wind. I think this is most pronounced in the newer places up on the ridges (like Serrano). It's not just the cracks, which is aggravating enough, but this allows water to seep into the drywall and insulation and cause severe mold problems.
A positive thing about EDH is the crime rate, which is so low as to be non-existent. When I cite this statistic, my boyfriend becomes angry because he is a native New Yorker from Queens and he's always paranoid and locks everything. Our landlord thought he was nuts when he locked our garden potting shed. She told him she had never even locked the front door when she lived here.

Thanks for the heads up. I was aware of the wind issue (from an article I read and all the scaffolding I have seen in the area).

I had seen references to the asbestos on the SacBee comments but didn't know the story. So thanks....especially cause DH and I have both had a nagging cough/soar throat since we have been here. I new it wasn't allergies, but it didn't seem like a cold....

But you are right, the crime rate and schools are what keep us looking around here. But not sure its enough if the asbestos thing is affecting our health.
